Situs is looking for an experienced Analyst I with the following abilities to work in our local Atlanta, GA office:

Summary:

This position requires a basic comprehension of commercial real estate. This position participates in most aspects of projects with direct supervision by senior staff and management.?

?

Responsibilities occasionally may require an adjusted work schedule, working more than a traditional 8 hour day, and working evening/weekend hours in order to meet deadlines.

?

The employee must:

• Have a basic understanding of commercial real estate and commercial real estate terminology
• Have a basic understanding of property sectors (office, retail, industrial, hotel, multifamily)
• Have a basic understanding of underwriting and valuation models
• Have a basic understanding of real estate finance and debt structures
• Have a basic knowledge of commercial tenant leases
• Have the ability to create and analyze rent rolls
• Have the ability to analyze and interpret basic financial reports including operating statements, reimbursement reports, delinquency reports, tenant billing statements, tenant sales reports and budgeted/pro forma financial statements
• Have basic understanding of financial categories such as revenues, recoveries, bad debt, economic vacancy, expenses, and the ability to review and understand historical trending
• Have the ability to research, analyze and summarize tenant level information including financial trends and credit ratings or stock market capitalization
• Be comfortable conducting telephone interviews to solicit market data with brokers, appraisers, investors and other market participants
• Have the ability to research, analyze and summarize market and submarket information including inventory, absorption, new/proposed development, and rent and vacancy trends
• Have the ability to extract pertinent data from appraisal, and engineering reports.
• Have the ability to understand the basic valuation methods for appraisals
• Have the ability to review local zoning laws and ordinances
• Have the ability to research real estate tax assessments across municipalities
• Have the ability to review personal financial statements, tax returns, real estate portfolio schedules and credit reports for companies and individuals
• Have the ability to write property, market and borrower/sponsor descriptions as well as third party report summaries
• Have the ability to work independently on projects and also collaborate as a team player
• Be comfortable undertaking any analytical role necessary to get a project to the finish line
• Other duties as assigned

Work experience requirements:

• 0 to 2 years in a real estate related industry

Computer Skills Requirements:

• Intermediate knowledge of MS Excel, Word and PowerPoint
• Basic familiarity with Argus
